What to watch out for during your House and Land contract with Ausbuild.

Ausbuild Review - 10 September 2015
There are many good things Ausbuild does but for purposes of this discussion I will focus on the potential challenges and issue you may come across using Ausbuild. This is for informative reasons only.

Basic Rule NUMBER 1: Don't trust your land conveyor or lawyer or any Ausbuild admin/legal staff - meaning don't trust what they say to you. Do the research yourself and get it in writing.
Basic Rule NUMBER 2: If you do not understand certain parts in the contract, cross it out and ask Ausbuild to re-write it in basic terms so you as the general public can understand it clearly. If you cannot understand it clearly then do not sign any documentation.
Basic Rule NUMBER 3: Do not trust what the Ausbuild Salesman is telling you. Always get it in writing and/or in email. The salesman are there to sell and may say things that sound good to you but not necessarily  true and not necessarily what Ausbuild will commit in doing for you.  
Furthermore:
Do not sign the Ausbuild contract unless you rip out Annexure A stating that you will pay the Land Tax. You do not have to agree to this clause. Take it out otherwise you will have to pay between $100 and $1500 in Land Tax. A nasty surprise. You are paying enough for the land and should not have to pay Land Tax as well. Ausbuild should have calculated this cost into their initial sale price of the land. If however they state you have to pay the Land Tax, they will require you to pay it proportional between the dates of 1 July 2015 and 30 June 2016 (12 months) - then make sure you register the land on the latter part of 30 June 2016. Since you will paying proportional tax you will only pay for the remaining days left up till 30 June 2016.
Be careful with this as if your lawyer registers the land lets say after 30 June 2016 on 11 August 2016 then you will have to pay for the remainder of that year up til 30 June 2017 - that's a hefty price and Ausbuild (Not any other builder) will NOT warn you of this.

Do not agree to the fact that you are buying a house and land package and that Ausbuild will be the only potential builder. Make sure you are free to leave and go to another builder if you don't agree with their costing or their salesmen. Take all those clauses and references out completely.

Do not trust anything from Ausbuild that is mentioned to you verbally. Get it in writing or email.

Don't expect Ausbuild to call you back any time soon!

FACT: From approximately 30 phone calls since mid February 2015 till 23 September 2015 directly to the Ausbuild Office I have only had approximately 2 phone calls returned.
Don't expect Ausbuild to respond to your emails in a prompt manner as well. They simply don't!

Suggested Conveyancing Lawyers Brisbane 

I do not recommend to use Ron Lawson Lawyers in Albany Creek - we had a really bad experience with Ron Lawson himself swearing at my wife. A case with the QLD Law Society is pending.

My suggestion is that you ask a friend that you trust for a reference and then call the lawyers and ask them to quote you on a price to convey the land. Whatever you do, get it in writing/email.

COST: $600 is cheap - $1000 average - $1500 NO
My cost was as follows - keep in mind we were not charged correctly and a pending case was lodged with QLD Law Society. 
Professional Fees - $825
Title Search - $27.05
Search Fees - $169
Settlement Agent Fee - $58
Total of $1079.05 WAY TOO EXPENSIVE!
